PHASE ONE: INTRODUCTORY MEETING

We want to learn everything we can about you and your project to ensure that all your needs and expectations are met without compromise. We will discuss your requirements, desires, and budget in order to propose an acceptable estimate and work plan. By the end of our meeting we hope to establish what it takes to transform your vision into a feasible design.


PHASE TWO: DESIGN DEVELOPMENT

Once you have selected Sensus for your project, we will clearly outline the project timing, fees and requirements so that you have a firm understanding of what lies ahead. Our experienced team will help guide you through the process of turning your ideas and needs into a cohesive design.

A design concept will then be developed that is unique to your property and your needs. From this point, we will review the plan with you and discuss the merits of involving other design consultants and builders to review the initial design and to solicit feedback. We will direct this highly collaborative and consultative process – enabling you to feel confident that we are putting your needs above all else.

PHASE THREE: PERMIT PLANNING AND CONSTRUCTION PLANNING

The architectural and construction planning phase at Sensus Design and Build will generally including the development of construction documents, acquisition of building permits, and the completion of minor variance applications. 

Our construction division will also provide feedback at this point in the process to ensure that the design is financially feasible. Constructive analysis will also be provided to point out areas where cost efficiencies can be achieved. 



PHASE FOUR: CONSTRUCTION

We are able to work closely with our clients and their builder (if applicable) to ensure the project is executed in accordance with the design, municipal policies, and the Ontario Building Code. We will be by your side through every step of the way to help simplify the process and ensure the final product stays true to the approved design, and guarantee a high quality of work.
